Capitol Homes works with realtors daily to help match their clients with the perfect home for their needs. Often, after a prolonged search your client may decide that a customized new home would better fit their lifestyle and expectations.
Register your client with us and accompany them to their first model home visit to begin the conversation about the new home building process. Our representatives will walk your clients through understanding the different floorplans, standard features and available options. Our extensive knowledge of nearby communities, building regulations and home design will answer any questions and will make the process easy and enjoyable for both you and your client.
You’ll be greeted by one of our new-home consultants, who will provide you a rundown regarding floor plans, upgrades, lots and financing. We’ll act as your guide through the process and answer any questions you or your client have. Our goal is to make the process as comprehensible and easy as possible for you and your clients.
Clients don’t need to have a lot lined up before talking with Capitol Homes about building a new home. While we’re happy to work with clients that already have a lot picked out, in many cases it is easier to allow Capitol Homes to assist with lot selection. We’re experts in the Port Charlotte, North Port and Englewood areas and understand the qualities that make a good (and affordable) lot. Often, we find clients can be surprised that the cost of building on an inexpensive lot can quickly rise due to the charges required to run utilities to the location.
If your client hasn’t settled on a lot location yet, our recommendation is to bring them in before they finalize the lot purchase. We’re happy to work with your client to find the perfect lot. We’ll provide our analysis of the available lots and give your client a detailed picture of the true cost of building at that location.
Absolutely! Simply register your client, and if they buy a home from Capitol Homes our team will pay a 3% commission on the base price or base price + pool.
Capitol Homes pays industry standard 3% commission on the base price or base price + pool for clients who buy one of our homes. Simply register your client with us to receive your commission.
Traditionally, with new construction referring realtors are paid on the price of the base house or base house and pool if the pool is included in the initial agreement. When calculating realtors’ commission, any optional upgrades the client decides upon after the initial contract is signed are not included in the calculation. We have a separate internal sales staff that specializes in options selection to whom we pay commission for selected options.
For the majority of our homes, commission is paid when the slab is poured. However, that date can be impacted by the type of financing used or if the client is paying cash. Lenders typically dictate the draw schedule.
It can be tough to find the perfect home in a great location, sometimes taking months or even years to find a property that ticks all the boxes. Working with a custom home builder, on the other hand, offers the ability to provide a land-home package, giving your client a fresh, custom home in the community of their choosing. They choose the floor plan and customizations that makes their house a home that satisfies their needs, and you get yet another satisfied client. You know that every homebuyer is unique, and the more options you can offer them, the more satisfied you’ll all be.
If your client is considering building a new home, with Capitol Homes you have the opportunity to match them with a new home they will love, and still get a commission for your referral. Simply register your client with us and if they buy one of your homes we will pay you 3% commission promptly, usually when the slab is poured.

- Contact information (phone number or email address) for both realtor and client
- Agree to personally accompany your client on their first visit to Capitol Homes
- Have an active real estate license for the state of Florida
